Septic Inspection Upon Property Transfer 2018-2020 On October 15, 2018 the Queensbury Town Board approved the local law, “Septic Inspection Upon Property Transfer” effective 2019. The law requires that a septic system is functioning properly upon conveyance of a property. After an inspection, a letter of compliance is required prior to property transfer. The law applies to sales or transfers of title of real property located in Waterfront Residential Zones. If a system is determined to be failing or inadequate, a written notice of violation is issued. The property owner has six months to remedy or June 1, whichever comes first. Any violation will be subject to a fine of $950 per week. Of the septic systems inspected in the waterfront zones of the Town of Queensbury between 2019-2020, only 41% passed inspection. Those systems which failed some needed complete replacement while others needed repairs.
